A few months after 21 and 407 Fairfield Pond Lane hit the market, Best Clubhouse caught up with Kieran Brew of SERHANT., the listing agent behind the most unique offering in Hamptons real estate, to talk about the property's private golf course, the current state of the Sagaponack oceanfront market, and plans to showcase the estate during the 2026 U.S. Open at nearby Shinnecock Hills.

Best Clubhouse: There are so many draws to this home — some of the most desirable oceanfront in the country. You can walk off your own 9th green and be on the beach in a minute. I don't think that exists anywhere else in the Hamptons, let alone in America. How does this property compare to the other inventory in Sagaponack right now?

Kieran Brew: There's nothing like it. First of all, it has a golf course. Second of all, it's on a private road. The house itself is in impeccable condition. It's beautifully situated in a grandfathered location that affords you first-floor ocean views, but still protected by the dune — which is actually covering a solid rock revetment. So you're protected from the elements. There's only one other house for sale in Sagaponack right now, and it doesn't compare.

BC: What's the story behind the private golf course? How much did the seller use it?

KB: The seller loves golf. He belongs to a private club and uses the course for fun. The course record is 27 — it's a par 29. He just wanted to have his own little private golf club, so he built it. It's incredibly maintained. I don't ever go there without seeing somebody manicuring the course. It's on par with many of the private clubs in this area, and as you know, those are very well-tended courses.

BC: The architecture of the private course itself is brilliant — three greens, three tees, and it gives you nine holes. Who was the architect?

KB: Believe it or not, the seller is the architect of the golf course. He created it himself. I'm sure he had some help from professionals, but he laid it out and knew exactly what he wanted and had it done that way.

BC: What has the reaction been to the private golf course from potential buyers? Is it a major draw or more of a curiosity?

KB: It's actually more of a curiosity. At this level, everybody pretty much belongs to a golf club already, so it's not on a lot of people's must-have list. We've gotten a few calls just out of curiosity because of it, but the private golf course is a real rare amenity.

BC: Has anyone looked at buying one of the two properties separately? Has there been interest in developing the golf course property on its own?

KB: There's actually a fair bit of demand for that. The seller wants to sell the properties together, but he would sell the house on its own. We've had a few people looking at just the house, but once they get there and see the golf course property, they realize they kind of have to have both. I could easily sell that golf course property by the end of the day — it's a beautiful, open, square piece of property with deeded beach access. Somebody would put a house down there in a heartbeat.

BC: There's so much world-class golf a short drive from Fairfield Pond Lane. The Bridge is ten minutes down the road, and Shinnecock, and National Golf Links of America are all within 15 minutes. Has that shaped your pool of potential buyers?

KB: Pretty much everybody in this demographic belongs to one of those clubs. The listing is definitely well known in the market — people know the house has a private golf course and it's for sale.

BC: How has buyer interest shifted since the listing went live last summer? Has the demand changed at all?

KB: There's a lot more demand for oceanfront. When we listed the property, there had been two transactions in the prior 12 months, and now there have been ten. We got into the pool a little bit late, and we are on the higher end of the price range. It's a lot — a big house on a big property with a golf course — so it's a very specific buyer. But there's definitely demand for oceanfront in Sagaponack.

BC: The U.S. Open is at Shinnecock Hills in June, less than 20 minutes from the property. Are you doing anything specific to market the listing around the Open?

KB: Yes, we're going to do a very exclusive, invitation-only, golf-centered event — probably on one of the days of the practice rounds before the U.S. Open. We'll invite people in to come over and check the place out, hit a few balls. We'll probably do a little fun competition.
