Treetops Resort Breaks Ground on $30 Million Fractional Cottages in Gaylord, Michigan
Treetops Resort outside Gaylord, Michigan, broke ground Sept. 23, 2026, on 17 fractionally owned cottages along Fazio Premier and Tradition, a roughly $30 million buildout with Redstone Homes. Each cottage splits into eight shares with a lifetime Treetops membership.
Treetops Resort, just outside Gaylord, Michigan, broke ground on Wednesday, Sept. 23, 2026, on 17 fractionally owned cottages overlooking two of its golf courses. The plan was developed with Redstone Homes Real Estate Group and represents about $30 million at buildout, MLive reported. The homes sit in two enclaves: The Cottages at Fazio, along Tom Fazio's Premier course, and The Irons at Tradition, along the Tradition Course. Each house will be divided into eight ownership shares, and every purchase carries a lifetime Treetops membership.
The project is a change of pace for the resort. 9&10 News called it Treetops' first fractional homeownership offering in nearly 30 years, and MLive described it as the resort's first large step into fractionally owned real estate. It is also a first for the builder. Redstone Homes Real Estate Group is a West Michigan firm with more than 3,000 housing units across 47 developments. This is its first project in Northern Michigan, after an expansion into northern Indiana in 2024.
The larger enclave, The Cottages at Fazio, will place 10 Scandinavian-style homes along the 12th hole of Fazio Premier, the only course Tom Fazio has designed in Michigan. Each cottage offers more than 1,800 square feet of single-floor living, with four bedrooms and 2.5 bathrooms, at about $1.5 million apiece.

The Irons at Tradition takes another architectural line. Its seven homes, at about $2 million each, are two-story walkouts with more than 1,600 square feet on the main floor and more than 1,500 square feet on the level below. They are drawn around a traditional Up North country-club character and sit along Rick Smith's Tradition Course, a links-inspired layout with an Irish and Scottish cast.

Both groups of houses share a common finish set. Interiors include gas fireplaces, wet bars, and quartz surfaces. Outside, each home has a covered patio with a gas grill and a backyard firepit looking onto the course. Because the cottages are shared, each owner also receives an individual locker for belongings between visits.
The ownership structure is meant to stay simple. Each of the eight shares provides about six weeks a year on a rotating schedule, plus access to the resort's golf, skiing, and dining. General manager Barry Owens has framed the offer around golf-side living, a lifetime membership, and year-round use of the property. For buyers who track whole ownership at the top of the destination market, where a Pebble Beach listing such as Gem Cove at 1494 Cypress comes to market as a single trophy house, Treetops offers another route to the fairway: a share of the cottage and a permanent place at the club.
Construction on the first cottages is expected to start this fall, with the first owners anticipated in summer 2027 and work running through about 2029, UpNorthLive reported.
The new houses will sit alongside existing lodging that includes the Main Lodge, an inn, chalets, and newly built homes along the Jones Masterpiece course, all of which can still be booked for stays. For readers comparing golf-community real estate across markets, from IronCrest in Ocala to Northern Michigan, Treetops argues on range. The resort operates 81 holes of golf, and in winter it runs as a ski area with 28 downhill runs, tubing, a snowboard park, and cross-country and snowshoe trails. Dining, fitness rooms, pools, and a spa complete the property.
Published reports do not yet include share pricing or membership dues. The weight of the story is the ownership experiment itself. Treetops is a four-season resort, and a share there carries golf, skiing, dining, and a lifetime membership that remains in place between an owner's weeks. Splitting each cottage into eight shares widens the group of people with a lasting stake in the ground. For a Northern Michigan resort making its first large fractional cottage push in nearly 30 years, the question is whether a house on a Fazio hole or a links-style fairway is worth owning even six weeks at a time.
