Firefly races SWABACK's Fieldhouse campus toward spring 2027 in Tennessee
Firefly, a 700-acre luxury golf community in Spring Hill, Tennessee, is racing its first SWABACK-designed amenity campus toward spring 2027. Storied Development and Wheelock Street Capital report Fieldhouse, Golf Shop, and Outpost construction moving faster than expected.
Firefly, a new 700-acre luxury golf community about 30 minutes south of Nashville in Spring Hill, Tennessee, is racing construction of its first three club amenities, Fieldhouse, Golf Shop, and Outpost, toward a spring 2027 opening after Storied Development and Wheelock Street Capital marked Labor Day weekend course openings with strong homesite sales.
The September 2 Golf Wire and matching FirstCallGolf release, also carried by Club + Resort Business, name Storied as developer with Wheelock Street Capital as capital partner. Mark Enderle, Storied partner, called the Labor Day golf openings a defining moment for members. Jeff Laliberte, Wheelock partner, tied course openings, homesite demand, and amenity-building progress to the community's long-term value.

The amenity campus is the construction news. Designed by SWABACK, Firefly's Fieldhouse, Golf Shop, and Outpost are under construction and remain on track for spring 2027, with the developer saying work is moving faster than expected. The trio is the first visible slice of a broader club program. Later phases will add a full clubhouse, fitness center, family club, adult and family pools, bowling, golf simulators, a music hall, STEAM and STEM learning space, and a racquet club with tennis, padel, and indoor pickleball. Exact square footage, amenity dollars, and a general contractor are not in the September releases, so they stay omitted.
Homesite sales are the capital proof behind that build. Nearly 150 homesites have sold since 2025, with fewer than 30 remaining across Phases I and II, according to the same releases. Prices run from $700,000 to more than $2 million for golf-frontage, creekside, and green-space lots tied into planned trail networks. Home construction is expected to begin in 2027. Firefly's own site presents the Spring Hill community as a private gated club on more than 700 acres about 15 miles south of Franklin.
Andrew Green's first original 18-hole championship course and nine-hole short course opened over Labor Day weekend as context for the community, not the lede. The wider golf campus also includes a practice field, short-game greens, an 18,000-square-foot putting green, and a teaching facility with Trackman, indoor and outdoor hitting bays, and a SAM putting lab.
This is a Development story in the same community-capital lane as Cornerstone Club's Montrose campus expansion, where Reef is adding locker rooms, an 18th-green grill, and a spa village beside the clubhouse, and Ohana's $191 million Panther National purchase, where a new clubhouse is still going up inside a housing community. Firefly's first amenity buildings are the near-term deliverable; the full clubhouse program follows later.
