Flathead County Commissioners Table Phase I of Discovery Land Company's Territory 1889 in Lakeside, Montana

The first homesites at Territory 1889 Golf & Lake Club will wait a little longer. On Thursday, Sept. 24, Flathead County commissioners voted unanimously to table the Phase I final plat for the private club Arizona-based Discovery Land Company is planning on about 1,700 acres near Blacktail Mountain, west of U.S. 93 in Lakeside, Montana. The request came from the county planning office, according to the Flathead Beacon, and the item is scheduled to return on Oct. 6.

Discovery, which already operates the Yellowstone Club in Big Sky, Iron Horse Golf Club in Whitefish, and Crazy Mountain Ranch in the Shields Valley, is planning the Lakeside property, known until recently as Flathead Lake Club, as a private golf-and-lake community of 359 single-family homes across five phases.

The hold is procedural. Planning Director Erik Mack asked the board to wait because the Lakeside County Water and Sewer District has not confirmed where the subdivision’s water connection will sit, a requirement for final plat approval, the Daily Inter Lake reported. County planning staff say the district would serve every lot in the first phase.

Phase I includes 79 residential lots and 11 open-space lots, with homesites of roughly 1 to 12 acres sited within a mile of Flathead Lake. The state has already spoken. On Sept. 15, the Montana Department of Environmental Quality issued a final environmental assessment approving the phase’s water, wastewater, and stormwater plans. The engineering has cleared Helena. What remains is a local utility sign-off.

Beyond the lots, plans call for a clubhouse, spa, restaurants, retail, fitness facilities, and management offices, plus 864 acres of open space. A private marina with 36 slips is planned for members and is not part of this plat. On the golf side, Discovery markets an 18-hole Tom Fazio course and a nine-hole short course as the residential draw, the same design-name wager Southern Land is making with its Fazio plans at Chatham Park in Pittsboro, North Carolina.

Some water-rights questions tied to the project remain pending in court, but the question in front of commissioners is narrower. Each of Territory 1889’s five phases needs its own state and county review, and the Daily Inter Lake cites an anticipated completion around March 2028.

That is why a delay of less than two weeks still matters. Final plat approval is the step that turns an approved subdivision into recordable lots, and Phase I is the first test of how quickly Discovery can move Lakeside from entitlement to inventory. For buyers who follow club-first destination real estate, the same market that has watched the Hart Howerton Golf House at the Travis Club near Austin, the Oct. 6 meeting will show whether the first 79 homesites clear their last county gate, and how readily the remaining 280 are likely to follow.
