The Rose's $16.8M clubhouse races toward Fall 2026 near Athens

The Rose Golf Club is building a $16.8 million, 25,000-square-foot invitation-only clubhouse in Hull, about 15 minutes from downtown Athens, Georgia. RAD lists the house as Active Build with a Fall 2026 opening.

The Rose Golf Club, an invitation-only private club on 588 acres in Hull about 15 minutes from downtown Athens, Georgia, is racing a $16.8 million, 25,000-square-foot clubhouse toward a Fall 2026 opening while RAD lists the house as Active Build.

RAD's project page names Intuitive Dwellings as Architect of Design, RAD as Architect of Record, South Haven Builders in a Design-Build format, Banko Design on interiors, and Impact Development as project manager, alongside Stability Engineering, Covalent Consulting, and Walter P. Moore. Owners Nick and Dimitri Cassini lead the club with founding Tour names Bubba Watson, Brendon Todd, and Chris Kirk listed as collaborators on the wider project.

Construction progress is the near-term story. An August 13, 2026 Impact Development Management update said the clubhouse was well into construction, with exterior masonry complete and millwork installation underway, and thanked South Haven Builders, RAD, and Banko Design. That matches the Active Build status and Fall 2026 window RAD publishes for the house.

Tripp Davis is designing the 18-hole layout. Yahoo Sports / Golfweek earlier put the club on 588 acres in Hull with a late-2026 open target and noted 147 homes unconnected to the course on the same tract.

This is a Clubhouses story in the same capital-and-construction lane as Gleneagles Country Club's $54 million Delray Beach renovation and The Club at Ibis campus rebuild in West Palm Beach.
