Kolter Urban Tops Out 24-Story Condo Tower Inside West Bay Club, a Golf Community in Estero, Florida
Kolter Urban has topped out The Island at West Bay Club, a 24-story, 86-residence condominium tower inside a golf community in Estero, Florida. Completion is expected in mid-2027, and the mayor says it could be the last high-rise condo built in the village.
Kolter Urban has topped out The Island at West Bay Club, a 24-story condominium tower inside the West Bay Club golf community in Estero, Florida, according to Gulfshore Business. Construction crews, Kolter executives and Estero officials gathered at the site on Oct. 30 for the topping-out ceremony, which Gulfshore Business says roughly marks construction's halfway point.
Estero lies in Lee County in Southwest Florida. The Kolter Urban project page places the tower near Bonita Springs, just north of Naples, and Gulfshore Business notes the site sits on Estero Bay with views of the bay, the barrier islands and the Gulf. In a release from Kolter Urban, the company said Manhattan Construction is the construction manager and that crews have been working on interior framing, windows, building systems and residential finishes while the structure rose. Work began in 2025, and the release says delivery is anticipated in mid-2027.

The Island at West Bay Club will contain 86 residences in three- and four-bedroom-plus-den floor plans, ranging from approximately 3,300 to more than 6,270 square feet, according to the release. A typical floor holds four residences, each occupying a corner of the building, and there are two penthouses. Gulfshore Business reports that sale prices are expected to begin at $2.7 million and reach $10 million for the two penthouses. GarciaStromberg designed the tower, and CEO Jorge Garcia told the publication it was created to maximize views. The release cites 10-foot ceilings and private access-controlled elevators. A rooftop pool is planned for the 24th floor, and the release says two levels of amenities will be set aside for tower residents.

The Island sits within the 868-acre West Bay Club community and is the ninth and final residential neighborhood there, the release says. The gated community has an 18-hole golf course designed by Pete and P.B. Dye, a private Gulf-front Beach Club with dining and beach access, racquet sports, wellness facilities and a River Park with kayaking. The release adds that "Access to certain club facilities is subject to membership requirements." Brian Van Slyke, president of Kolter Urban's Florida West Coast division, told Gulfshore Business, "So, you get a community within a community." Other investment is under way at private clubs nearby, where members of Bonita Bay Club in neighboring Bonita Springs approved a new West Clubhouse.
The Estero Village Council unanimously approved the project. Estero Mayor Joanne Ribble, who toured the site with Vice Mayor George Zalucki on Oct. 30, said it could be the last high-rise condo built in Estero because the village does not have other land available for one. She said she favors limiting further high-rise development, adding, "We don't want to become the East Coast." Florida's east coast has seen its own condominium news, including new condominiums at The Boca Raton.
Palm Beach County-based Kolter Urban is the condominium division of Kolter Group. The Island is its first Lee County condo project, and the company has also developed towers in Sarasota and Naples.
