Buyers Have Claimed About 40% of 75 New Condos at The Boca Raton, Florida, Priced From $8.95 Million
For a century The Boca Raton placed no homes for sale on its grounds. At The Residences in Boca Raton, Florida, roughly 40 percent of the 75 planned homes were claimed within months of sales starting, from $8.95 million, with Hart Howerton designing the exterior.
For a century, The Boca Raton has stood as one of Florida’s grand resort addresses without placing a single home for sale on its grounds. That has now changed. At The Residences at The Boca Raton, the century-old resort’s first residential offering in Boca Raton, Florida, roughly 40 percent of the 75 planned homes were claimed within a few months of sales starting, according to a project representative cited by Florida Real Estate Wire. Prices range from $8.95 million to more than $20 million, and the building’s exterior is the work of Hart Howerton.
Architect Addison Mizner opened the resort in 1926, and his name still appears across Palm Beach County, including at Mizner Country Club in Delray Beach. Current ownership arrived in 2019, when Michael Dell’s MSD Partners acquired the property for $875 million. MSD later combined with Byron Trott’s BDT & Co., and the group has since invested about $375 million in upgrades and secured a $1 billion refinancing, as the New York Post has reported. Today the resort counts about 1,000 rooms across five hotels, along with a beach, a golf course, a marina, a spa and tennis, and it presents itself as the only Forbes quadruple five-star resort in the Americas.
Pricing has risen since the project was first announced. Bloomberg earlier reported a starting price of $4 million, and a May sales announcement set the floor at $5 million, with two-bedroom homes in the mix. The entry point now stands at $8.95 million, and the largest homes, with three to five bedrooms, sit above $20 million. The lineup includes terrace residences, penthouses and three villas with private gardens, plunge pools and outdoor kitchens.
The building rises eight stories on a site the resort describes as sitting “just beyond the greens and framed by a grove of banyan trees.” Hart Howerton, whose golf work includes the golf house at Travis Club in Austin, Texas, the desert club at Coral Mountain in La Quinta, California and the clubhouse at Cabot Wilds in Nova Scotia, has clad the exterior in ivory stucco, shell stone and bronze accents. The resort frames the architecture as a conversation between the property’s past and its present.

Inside, Pembrooke & Ives, which the resort identifies as an AD100 firm, is designing interiors that draw from The Boca Raton’s Mizner-era character. Plans call for 12-foot-deep terraces, full-height glass, white oak and marble, and kitchens fitted with Sub-Zero, Wolf and Cove appliances.
The amenity program is where the residences draw most heavily on the resort. Owners will have a rooftop pool with cabanas, a spa with a hammam and thermal suites, a gym with a Pilates studio, a golf simulator, a card room and a residents’ lounge with its own bartender. At-home butler service is part of the offering, along with childcare and pet care.

Ownership also carries a new top-tier Residential Club Membership, which extends to owners’ parents and children and remains attached to the residence. Sabrina Gleizer, a partner at investor and developer BDT & MSD Partners, described “a highly amenitized lifestyle serviced by the resort,” pointing to 45,000 square feet of private indoor and outdoor amenities and a membership she characterized as one of a kind.
The city council approved the project in March 2026. Construction is scheduled to begin late in 2026, with completion planned for 2029. Douglas Elliman Development Marketing is the exclusive sales agent, with Senada Adzem leading the effort, and the renderings are by DBOX.
For The Boca Raton, the significance extends beyond the sales pace. For a century, the resort’s relationship with its most devoted patrons has been measured in stays and memberships. The Residences turn that relationship into ownership, with the resort’s staff, amenities and club tied to the home itself and extended across three generations of a family. Roughly 40 percent of the building is claimed before construction begins, which indicates buyers view the resort’s hospitality as something worth owning outright. It also gives the property, for the first time in its history, a permanent community of residents on its own grounds.
